Your roof is the first line of defense for your home, business, or property.

You may need a complete overhaul of your roof if you see any of these signs.

1. Aging
Your roof has a lifespan of 20 to 30 years. Exceeding this can lead to serious weather damage. A full replacement also prevents the need for constant repairs 

2. Condition
If your roof is in poor condition, a complete tear-off and replacement are necessary. Signs of a damaged roof include severely curled tabs, granule loss or bald spots, and sagging.

3. Ventilation
If your roof doesn’t have proper air flow, its lifespan will reduce quickly; especially in hotter regions. Poor ventilation can also impact your manufacturer’s warranty. A general rule of thumb is to have 1 square foot of ventilation for every 100 square feet of attic space, with the ventilation evenly distributed between intake and exhaust. 

4. Layers of Material
If your roof has more than one layer of roofing, it must be removed. In most cases, this is a building code requirement, which typically does not allow more than two layers of roofing.

5. Leaks
If you find yourself dealing with multiple leaks, whether in the same location or across different areas of your home, it’s crucial to have your roof thoroughly evaluated. Leaks can also appear as dry rot on the fascia, caused by water seeping under your roof and exiting through the fascia. Addressing the issue can help protect your home and ensure its longevity.

6. Decking
Sagging areas and soft spots between rafters or trusses typically indicate damaged or deteriorated wood. If there is any suspicion of poor decking, a complete tear-off should be considered to prevent larger issues in the future.

Ignoring roof repairs and roof maintenance can end up being costly. 

Below are signs to watch for, along with possible solutions.

  1. Shingles missing, curling, or starting to split.
  2. Broken, cracked, or missing roof tiles.
  3. Your roof is over 15 years old.
  4. Brown stains or leaks on your ceilings or walls.
  5. Metal flashings on your roof rusted, damaged, or missing entirely.
  6. Water pooling or failing to drain properly on your roof.
  7. A spike in your heating or cooling bills.
  8. Areas that experiences extreme weather. Such as high winds or extreme heat.

Roof Maintenance: $1650

Roof maintenance occurs when there isn’t an active leak, but you notice issues such as shifted tiles, loose nails, and missing or broken tiles. This maintenance involves sealing all penetrations, flashings, skylights, and chimneys, as well as securing any shifted tiles and replacing or repairing up to 10 missing or broken tiles.

Field Roof Repair: $2350

For situations involving an active leak, such as water dripping through your ceiling or visible water stains. We’ll find the source of your roof leak and take care of it efficiently. If needed, we can remove up to 100 sq. ft. of the roof in the affected area and add a durable #30 felt underlayment for extra protection. We’ll repair or replace up to 3 bundles of asphalt shingles or any missing shingles, secure any loose shingles, and fix nail pops in the area. We’ll also seal pipe vents and other roof openings to make sure your roof stays watertight and safe.

Valley Roof Repair: $2850

We carefully remove up to 100 sq. ft. of damaged tiles in the valley area of your roof. We re-felt the area with high-quality #30 felt, creating a strong, water-resistant barrier that promotes smooth and proper water runoff. This process not only prevents leaks and water damage but also strengthens your roof for long-lasting durability.

Commercial Roof Repair: $2950

We will identify the cause of the leak and repair one leak in an area up to 100 sq. ft. This will be done by either re-torching a section of the roof or applying an elastomeric roof coating with polyester reinforcement mesh for flat roof repairs. If any flashing in the repair area is damaged, it will be replaced or repaired as necessary. Additionally, we will seal pipe vents and any intrusions within the repair area.

Roof Inspection: $650

When buying a home, inspections are essential. With our thorough roof inspection we provide clarity about the condition of your roof. We include a full report of any damages, pictures, and the life span of your existing roof.

Roof Certification: $950

A two-year roof certification by a C39 contractor is typically required by banks when applying for a loan or purchasing a home for final loan approval. This service includes a walk-through and an official C39 roof certification for your lending institution.

What is a Tile Relay?

If you need a repair, a Tile Relay is when your existing tiles are carefully removed, the materials underneath are repaired or replaced, and the same tiles are put back in place. 

Why should I get a Tile Relay?

  1. Repairs and Leak Prevention
    If you are experiencing multiple leaks the underlayment beneath the tiles is to blame. A Relay fixes the source of the problem while protecting your whole roof.
  2. Save Money
    Tile lasts for decades, but the underlayment can break down over time. Re-using your tiles makes it far cheaper than a full new roof. 
  3. Extend Roof Life 
    Replacing the underlayment gives your roof a whole new lifespan without compromising the look of your home.

Seeing leaks or sagging spots?

Building codes require contractors to replace any compromised wood before installing a new roof, guaranteeing proper support and long-term durability.

The main structures including: 

1. Roof Decking (Sheathing)
Large sheets of plywood or OSB that sit under the shingles.
If they rot, shingles can sag or leaks can spread.

2. Fascia Boards
The vertical boards along the edge of the roof where gutters attach.
Rot here can cause gutter failure and water intrusion.

3. Rafters or Trusses
The structural “bones” of the roof.
Damage here is more serious and requires immediate repair.

4. Starter Boards / Eave Boards
Boards at the bottom edge of the roof where water run-off is heaviest.
